This week’s tour of Washington began in Brookland, near Catholic University.  We covered some ground up through LeDroit Park and Bloomingdale on our way to Mt. Pleasant and Cleveland Park… finishing up on Capitol Hill.

The Pick of the Week is 712 Kenyon Street, NW in Columbia Heights.  It’s a 3 bedroom, 3.5 bath town home for $598,500.  It’s a complete renovation with all of the bells and whistles that include an open floor plan, gourmet kitchen with granite counters, stainless steel appliances, a breakfast bar, a double decker deck, 2 master suites, custom tile baths, 2 covered parking spaces, and 2 additional spaces.

The basement has an in-law suite with a separate entrance and modern kitchen.

To the Point Analysis:

A 20 percent down payment on $598,500 is about $120,000 leaving $480,000 to be borrowed.  At an estimated interest rate of 4.25 percent, that would leave a gross monthly payment of just under $3,000/mo.  After the estimated tax deductions from the mortgage interest and property taxes, that would leave a net payment of close to $2,100/mo. 

Should the owner decide to rent the in-law suite at around $1,000/mo. The Cribline estimates a reduction in the net payment of about $700/mo to $1,400/mo.

There are a couple honorable mentions this week.  They are 3 unique homes… one in LeDroit Park at 127 U Street, NW, one in Cleveland Park at 3612 Newark Street, NW. and 812 F Street, NE. 
The LeDroit Park home is a classic carefully restored 2500 square foot Victorian row house… with many original details that are a rare find in the city.  It’s 3 bedrooms and 2.5 baths with a possible in-law rental unit in the basement.  Click here for the virtual tour. It’s listed at $712,000.

The Cleveland Park home is a 4 bedroom, 3 bath home with a large yard steps to Wisconsin Ave, shopping and Cafe Deluxe.  It’s listed for $999,000.  There’s not much on the market in this neighborhood, which makes this home quite a find.

And the Capitol Hill home at 812 F Street, NE is listed at $710,000.  I lived in the exact same house right next door when I first moved to DC 18 years ago.  This is a classic row house that has all of the modern conveniences and upgrades, including a chef’s kitchen.
